For many years, the market for property developers was strongly standardised: new builds were planned and the development consortia went to the bank to get financial backing; then the development went ahead. In recent times, however, banks have tightened up their lending criteria and are not always able to offer full financing for new projects, meaning that developers have to look into alternative ways of securing funding. One response to this is crowd-investing, and Exporo was the first Hamburg company to enter this market segment in 2012.
Exporo is a direct interface between developers and private investors. It allows users to invest as little or as much as they like in the projects listed, offering comparatively attractive interest of 5-6% p.a. on short-term loans. In October 2017, the company had already provided 78 property development projects with just under 100 million Euros. On average, Exporo offers far higher returns than bonds or funds – with a comparable risk profile.
